Your Title request will be processed with accuracy and speed. We will email or overnight your commitment package to whomever you designate. We understand that Lenders, mortgage brokers and Attorneys have layers of paperwork in a real estate transaction. We will not be an additional layer, but rather a simple step towards completing your closing. We can produce:

•        Owner's Policies
•        Owner's and Lender's Policies
•        Commercial Policies
•        Eagle Enhanced Policies (upon request)

Settlement Services (including disbursements or attendance only) :

Experienced settlement services include but are not limited to: obtaining Homeowner's Insurance, Payoffs, Mortgage History and any judgment payoffs. We will keep you updated. A dress code is required for our Closing Agents at Victory Title. We are representing you as a professional. At the closing table we will explain the mortgage documents to your client. We can also request an electronic message to be sent directly from Federal Express to your clients regarding any payoffs or Lender packages, so that they continue to feel confident with our services. Our Settlement Services include disbursements or attendance only.

For the Real Estate Attorney:

New Jersey law allows Victory Title to “close”  their own loans. Many people make the mistake of thinking that we “act” like an attorney. Our Settlement Agents understand that they can never “act” like an attorney. Victory Title respects the value of a Juris Doctorate degree and The State of New Jersey Bar Exam. We will never advise a client  or negotiate contracts. The State of New Jersey allows licensed Title Agents to perform specific tasks “similar” to that of an attorney during the settlement process. We disclose to our clients that they have the right to select an attorney for their real estate transaction. We will be happy to assist you in any way we can in addition to providing your title commitment and policy.  

For the Non- Real Estate Attorney:

We will be happy to perform your closings as your assistant and we can disburse through our escrow account. Victory Title has been very successful with this service and our attorneys realize the benefit of adding an additional profit center to their business without incurring increased staffing costs. All fees are disclosed on the RESPA statement.

Searches:

Searches are provided to you either separately or as part of your title commitment. Types of searches include: Bail Search, Bankruptcy, Certificate of Regularity, Chancery Abstract, Child Support, Co-op search, Copies of Corporate Documents, County Search, Corporate Status Reports, Federal Tax Liens, Flood Search, Franchise Tax Reports, Good Standing Certificates, Judgment Searches, Mortgage Search, Patriot Name Search, Pending Litigation, Record Owner Searches, Statewide Upper and Superior Court Search, Tax and Assessment Search, Tideland Search, UCC Search and Wetlands Search.
